Turkish citizenship by investment

Buy property worth at least $400,000, hold it for three years, and you and your immediate family can apply for Turkish citizenship. That is the whole rule. Everything below is the detail that decides whether your particular purchase actually qualifies.


How it works

    Buy at or above $400,000

    The threshold is measured in US dollars against the official valuation report, not the price on the contract. A property can sell for $410,000 and still be valued below the line — which is why the valuation is commissioned before the deposit, not after.

  2. 02

    Get a government-licensed valuation

    A licensed appraiser produces a SPK-compliant report. This is the number the Land Registry uses. If it comes in short, the application fails, so we order it early and tell you the result before you commit.

  3. 03

    Transfer the deed with a three-year note

    The title deed is registered with an annotation preventing sale for three years. You own the property outright and can rent it out — you simply cannot sell before the term expires.

  4. 04

    Apply for residence, then citizenship

    A short-term residence permit is filed first, then the citizenship application itself. Your spouse and children under 18 are included in the same application.

Who is included

The applicant, their spouse, and children under 18. Children over 18 and parents are not covered and must apply separately on their own basis.

How long it takes

Deed transfer takes days once the valuation is in hand. The citizenship decision typically runs three to seven months from filing, depending on caseload. Anyone promising a fixed date is guessing.


Common questions

Can I combine several properties to reach $400,000?
Yes. Multiple properties bought at the same time can be combined to meet the threshold, provided the total valuation clears $400,000 and all deeds carry the three-year annotation.
Can I rent the property out during the three years?
Yes. The restriction is on selling, not on letting. Many buyers rent throughout the holding period, and we can manage that for you.
Does Türkiye allow dual citizenship?
Türkiye does. Whether your current country does is a separate question and depends on its own law — check before you apply, because some countries require you to renounce.
What happens after three years?
The annotation lifts and you may sell freely. Citizenship already granted is not revoked when you sell.
Is the $400,000 threshold fixed?
No. It has been raised twice — from $1m to $250,000 in 2018, then to $400,000 in 2022. It can change again, and changes have taken effect quickly in the past.
